The risk/reward depends quite a lot on things like your tax residency and investment vehicle.
I am not willing to share my own 'top list' of REITs because it's very specific to my personal situation (eg investment vehicle) and personal beliefs about the future in politics, economics, etc.
Unite is a bit of a special case for me that I shared because it's a really unusual value play on many measures because of the business mechanics.
Risk/rewards here depends a lot on your view of whether the stock/property markets are overvalued, the future path of inflation and interest rates.
For most people, IUKP (the ETF of UK REITs) is probably the simplest option in terms of taxation as it offers a spread of business models, quality/value, and vulnerability/strength against various risks.
And the crappiest REITs tend to be the small ones, because REITs benefit a lot from scale. So a market cap weighted ETF is actually a rational strategy in this sector.
Traditionally, mcap weighted ETFs tend to suffer a bit from most of your money going into the rank 1/2/3 picks. But in this case, that pick is being delisted.
Most importantly, the Irish ETF wrapper simplifies the tax side of things quite a lot.
