It seems my data for the portfolio yield on assets for Vital was out of date.

"The portfolio capitalization rate was 6.96% on a proportionate basis(2) at June 30, 2026."

So the current discount on NAV is a discount on top of an already rather-expanded weighted average portfolio yield on assets.

However, their portfolio yield has probably altered from selling off European assets etc which I think have tighter initial yields.
